Tenant Fees

Once you've found the perfect property and your offer has been accepted, we will start the admin, preparing the tenancy agreement and organising the logistics for your 'move-in' day. 

In order to maintain a transparent and upfront relationship with new and existing tenants, here's a list of the fees to expect: 

All charges include VAT at the prevailing rate of 20%, but are subject to change should the VAT rate increase.  We reserve the right to amend our fees if we give you reasonable prior notice.

OFFER STAGE

You should allow for the following payments when making an offer to rent a property:

The administration fee covers the administrative costs of producing a contract for the tenancy, as well the administration associated with holding your deposit with the tenancy deposit scheme, MyDeposits. The cost of referencing includes checking your credit status, previous employer, current or past landlords, and taking into account any other information to help assess the affordability of your tenancy application. 

All deposits are held in the insurance backed tenancy deposit scheme, My Deposits.

EARLY RELEASE

If for any reason you request your landlord to agree to ending the tenancy earlier than the end date set out in the tenancy agreement (or in line with any break clause included in the tenancy agreement), then the landlord can ask you to reimburse him/her for any financial loss he/she might suffer as a result. This may include

  • 2 week rent penalty will apply
  • Landlord cost of preparation of a new tenancy agreement at £210
  • Loss of rent between contract rent and newly achieved re rental for remaining duration of the term, plus void period
